Do I have to pay you to represent me as a buyer?
No. On new construction, the builder pays the buyer's agent commission as part of the existing pricing. Whether you bring a realtor or not, you pay the same. Without one, the builder's rep represents the builder, not you.
Why work with you instead of going direct to the builder?
The on-site sales rep works for the builder. I work for you. I review every page of the contract, negotiate upgrades and lot premiums, attend every walk-through, manage the punch list, and make sure your interests are protected through closing.
What's your commission for listing my home?
Patino Real Estate has one of the lowest commission structures in Las Cruces. Specific terms are discussed at the listing appointment based on your property and timeline.
How long is your listing agreement?
Six months is standard. A confident listing agent doesn't need to lock you in longer.
What marketing do you do for listings?
Professional photography, Google Ads, Meta Ads, YouTube Ads, TikTok, PPC retargeting, MLS distribution with strategic timing, and active deal management from contract to close.
Do you work with out-of-state buyers?
Yes. I close relocations from California, Texas, Arizona, the Pacific Northwest, and beyond regularly.
Will you take a referral from another agent?
