I came up in sales before I came up in real estate. Over 15 years closing customers face-to-face, building rapport, reading objections, and walking out of the room with a yes. That's the muscle that matters when a buyer is standing in your kitchen deciding whether your house is the one. Most listing agents win the listing and then go quiet, hoping the MLS does the work. I don't. When a serious buyer walks through your home, I show up to present it, answer the construction questions, absorb the price pushback, and get the offer to the table. Then I keep that offer alive through inspection, appraisal, lender clearance, and final walkthrough. The deal isn't done at "under contract." That's where a lot of agents lose deals. It's where I close them.

The audience leans heavily out-of-state: Pacific Northwest retirees, Texans, Californians, military families, remote workers researching where to land. I'm In Builder Communities Almost Every Week
New construction is roughly half my closed volume. I'm in Hakes Brothers, French Brothers Homes, KT Homes, Edwards Homes, Desert View Homes, and Arista Development model homes constantly, both with active buyers and just to track inventory. I know which floor plans hold value at resale, which lots are quietly sitting, which builder-lender incentives actually pencil out, and where pricing is starting to flex. When you list a resale that competes against new construction, I can tell you exactly what you're up against. When you're buying new, I'm the agent who has negotiated against the builder's sales rep enough times to spot upgrade traps before they cost you. On new construction the builder pays my commission, so buyer representation is at no cost to you.

The 2025 mix: roughly half new construction, half resale. A meaningful chunk of out-of-state retirees and military relocations. A few cash investors. Most of those deals came in through the YouTube channel, paid ad campaigns, or a referral from someone I closed for. Very few came from a sign in the yard.

I've lived in Las Cruces for more than 20 years. My family is here. My closing files live in Doña Ana County.
