Las Cruces Showcase of Homes 2026
Touring the new builds? Here is how to time your current home's listing so the upgrade actually closes.
The 2026 Showcase
The Las Cruces Showcase of Homes runs Friday May 29 through Sunday May 31, then Saturday June 6 and Sunday June 7. Eighteen newly built homes from Hakes Brothers, French Brothers, KT Homes, Edwards Homes, Desert View Homes, and Arista. Free, self-driven, no ticket. Map is published the week of by the New Mexico Construction Alliance.
The Real Question Most Showcase Visitors Ask Me
It is not "which builder is best." It is "how do I get my current home sold so I can actually buy one of these new builds?" That is my specialty. I am Gilbert Patino, listing specialist at Patino Real Estate, and I have helped over a hundred Las Cruces sellers time the sell-then-buy correctly during Showcase season.
Here is what usually happens: a buyer falls in love with a Showcase home, signs a contract contingent on selling their current home, then the existing home sits because it was priced wrong, marketed weakly, or not staged. Three weeks later the builder pulls the contract and the buyer loses their dream. The fix is starting your listing prep before you tour, not after.
The Smart Pre-Showcase Sell-and-Buy Timeline
- 4 to 6 weeks before Showcase: Free CMA on your current home. We agree on a list price and a marketing plan.
- 3 weeks before Showcase: Pro photo, drone, walk-through video, MLS prep. Pre-list to my buyer database.
- 1 week before Showcase: Live on the MLS. Coming-soon promotion across YouTube (155K+ subscribers on the Patino channel), Instagram, TikTok, Facebook.
- Showcase weekend: You tour the new builds. Your home is in front of every active Las Cruces buyer. Many of them are moving up too, and we get cross-traffic.
- 1 to 2 weeks after Showcase: Offers in. Contingencies aligned with your new build target. Closing dates synced.
Marketing the Listing the Way Builders Wish They Could
Production builders spend serious money on professional photo, drone, video, and digital ads to get their Showcase homes seen. Most resale listings get four iPhone photos and a thirty-character description. That is why production homes look better than your home in side-by-side comparison shots, even when the structures are similar quality.
Every listing I take gets the same treatment Showcase builders use, but on a single home: pro photographer, drone exterior, video walk-through, MLS-syndicated, distributed across the Patino YouTube channel and social, plus targeted YouTube and Meta ad spend if needed. Lowest commission in town comes with the highest marketing spend in town. That is the deal.
Frequently Asked Questions
What does it cost to tour the Showcase? Nothing. Free, no ticket, self-driven map.
How many homes? Eighteen featured for the 2026 edition.
Should I tour first or list first? Both at the same time. Have me prep your listing the four weeks before Showcase so it goes live the week of the event. Showcase weekends bring upgrade-buyers into Las Cruces, and your listing is in front of them at the highest-traffic moment.
What if my home is not market-ready? Most are not. I tell sellers exactly what to fix and what to leave alone. The pre-Showcase consult is free.
Can you also represent me as a buyer's agent at the Showcase? Yes, free. Builders pay buyer-agent commission. Register me before you visit any model.
